These are storage condominiums, and they work like a residential condo. You own the inside of your unit, and the sale is recorded with the county, so you get a deed.
The land, building exteriors, roofs, and driveways are shared common areas.
Owning comes with three ongoing costs:
Your unit is real property with its own county parcel, so Yuma County bills the property taxes to you each year. That bill is separate from your association dues.
$300 per year per parcel. Most units are one parcel. The 80-foot drive-through units and the 53-foot units are usually two parcels ($600 a year). Dues cover:
Building insurance covers the structures only. It does not cover what you keep inside your unit.
The developer manages it today. Once the facility is finished and enough units have sold, an association run by the owners takes over. That's the standard process for condominiums.
It depends on how long you plan to store. Buying tends to make sense for the long term. If your needs are short-term or might change, renting month to month is the better fit.
